Multiple luxury real estate heads in New York City cited their worry after Zohran Mamdani won the Democratic primary for mayor. These executives are claiming their high-end clients are putting potential buys on pause due to the political climate arising in the city, and are thinking of heading to Florida.
Luxury real estate executives in New York City are worried following Zohran Mandani’s win of the Democratic primary for mayor of NYC last month. These heads are citing that their clientele are putting their plans to invest in multimillion dollar properties on pause over “wariness” regarding New York’s political environment, Jay Batra, a real estate broker, told CNN.
Batra cited two different clients that put their investment plans on pause. Several other real estate professionals told the publication that ever since Mamdani won the primary, high-end buyers are pausing their decisions over uncertainty about the potential impact Mamdani’s proposed policies will have.
In addition, some wealthy New Yorkers who disagree with Mamdani’s politics have expressed their desire to potentially move out of NYC if he were to become mayor. Mamdani has proposed charging New Yorkers earning above $1 million a flat 2% tax. He has a slew of housing proposals such as freezing rent on rent-stabalized apartments and prioritizing public housing construction and renovation.
If Mamdani becomes mayor, however, there is no guarantee that these proposals will come to fruition. Batra said that regardless of that uncertainty, his clients are mainly worries about taxes increasing. “Nobody really wants their taxes to go up,” he said.
“A lot of the affluent clientele and luxury buyers have become a little more cautious in their approach. The more traction (Mamdani) gained, it went from a little concern to ‘wow, where is the city going?’”
New York City is known for being one of the world’s most prominent luxury housing markets. This fact is also juxtaposed with working class individuals just trying to keep up with the constant rise of living. CNN reported multiple residents throughout the Upper East Side specifically who are planning to potentially move out of the city following Mamdani’s primary win.
Actual data from Redfin shows that there was only a slight drop in pending sales the week of, and following, Mamdani’s win, with no clear indication of how the trend will progress. The data also showed that more sales fell through in April and May likely due to economic uncertainty brought on by President Donald Trump’s tariff announcements.
New York rent is continuing to rise. CNN reports that in the first quarter of the year, the average rent in the city was almost $3,400, a 5.6% increase when compared to last year and more than 18% increase since the beginning of 2020.
Frances Katzen, a real estate agent in New York, stated that she’s been fielding calls from wealthy New Yorkers since the primary election. Katzen’s clients consist of residents who are living in multimillion dollar apartments.
“This process has been eye-opening for so many people, and I have been getting so many different reach-outs from the most random people from all segments, saying, ‘I want to sell.’”
More South, real estate agents in Florida are actually planning to benefit from the nerves throughout New York City.
Real estate agents in Florida told CNN that they are already expecting another large wave of New Yorkers relocating to the state. Florida first experienced a similar surge during the Covid-19 pandemic, and between April 2020 and July 2024, Florida’s population grew by over 8%, according to the US Census Bureau.
Executive director of luxury sales at Douglas Elliman’s Palm Beach division in Florida, Samantha Curry, said she’s already been fielding multiple calls from NYC clients who are looking to move to the state after the primaries.
She discussed how one of her clients contacted her earlier in the year with not a lot of urgency, however, more recently after the Democratic mayoral ticket, “you could definitely tell he wants to be prepared and he’s a little more dialed in on making a decision sooner than later.”
“He mentioned the election results during [our] conversation and said he hoped to get ahead of other New Yorkers who may also want to move to Palm Beach if Mamdani wins the general election in November,” she said to CNN.
Real estate developer Isaac Toledano stated that he’s genuinely surprised by the amount of interest he’s seen in his condos in South Florida since Mamdani won, citing that typically the summer is a slow month for Florida real estate due to the heat.
“Because of what has happened in the last few weeks, it’s looking like we’re going to have a very, very busy summer,” Toledano said.
